Our search agents work completely independently of our sales team to source the perfect property for our clients, whilst assisting with every aspect of the purchase process from finance to price negotiation, even as far as removals and essential groceries for move day.
Every seller has an estate agent on hand to negotiate the best possible price for their property, but it can be just as important for you to have advice and guidance when negotiating on your own purchase. There are so many factors to consider, that unless you have daily experience in property transactions, it can sometimes be an overwhelming experience.
How our search service works.
During the initial consultation with one of our search agents, they will discuss the criteria of your search in terms of location, property type, preferred style, time scales and budget.
So that we have access to as many properties as possible across the UK, agents need to know that our clients have the ability to proceed without complication. Following your initial consultation, and if you require finance to proceed with your eventual purchase, you will be referred to an independent financial advisor from our recommended panel to verify that you can proceed with a purchase once the right property has been found for you.
We shortlist a number of properties that fit the criteria set during your initial consultation, our search agents will also contact the agents marketing these properties to confirm seller position, potential chain issues, previous interest and other important information required before viewing.
If for whatever reason there are no properties on the market that fit your location and specification criteria, we will actively target properties that fit your criteria but are not yet on the market to facilitate your purchase.
We will then schedule viewings on your behalf and provide an itinerary of viewings on a day to suit you.
Once you have found the right property, your search agent will advise where to start with the offer and negotiation process, and will work to secure the property at the lowest possible price.
Your search agent will work with you, your solicitor and respective selling agents to ensure that your purchase makes it through to completion. They have a wealth of knowledge in terms of time scales and legal processes, and will guide you through every step until you collect the keys to your new home.
